Two new retail buildings can go up downtown on land surrounding How It Works after the Anacortes Planning Commission gave the OK to allow fewer parking spaces than required at the site.
The site owner, 3 E Development, plans to add about 11,000 square feet of retail and office space at the 1014 Fourth St. location. Plans include two two-story buildings and a garden courtyard. Most of the site’s mature trees will be retained.
One building would be west of the How It Works office, and the other would be to the east. Parking is planned off the alley at the north edge of the site.
The new spaces would be marketed to other creative businesses to provide a center for publishing and for creating art and architecture, said Mike Underwood, owner of Underwood and Associates.
Under the city’s current parking requirements, the expansion would need 48 parking spaces.
The owners requested approval of a different parking plan, which the commission OK’d at its Nov. 26 meeting. The plan includes 16 on-site parking spaces and reconfiguring Fourth Street to diagonal parking, which would add nine more spaces. Nearby parking, including spaces at the move theater, was cited for the remainder of the required spaces.
